12/2024 update: the audacity to begin charging an amenity fee (but adding zero new amenities or services) the same week your elevators are broken again. Seth and the new woman they hired (Rebecca?) are the few remaining good decisions management has made. Otherwise the building owners overpromise, under deliver, and gouge their tenants for money (taking a 20% cut out of our profit if you list on AirBnb on top of the monthly rent anyway). Fix your ADA non-compliance for a start (not even just the elevator, but all the auto-door opening push buttons). Afraid for what nonsense I will be charged for upon move-out based on what some of these other reviews are saying.

The area is nice and the apartments are fair. What’s unacceptable is how often the garage doors are broken and how often erroneous fire alarms will go off and multiple times they have lasted literally 4+ hours in the middle of the night, which is even more of a nightmare if you have pets. Minor annoyances like the outdoor courtyards being randomly closed some day, but the fire alarm and state of disrepair of facilities (including elevators and trash chutes), for the price you pay to live here is ridiculous. Unenforced “no parking or stopping at any times” in front of the single remaining functional garage exit makes it so Uber Eats/doordash drivers love to block you from entering or leaving your home. Seth, one of the leasing agents, is a helpful and nice guy though.

I lived in domain for a year from 2023-2024. When I moved out this summer, I was charged over $700 carpet replacement fees for damages caused by the previous tenants who lived here before me. I moved out in July 2024 and the "carpet damage" photos they showed me were from a move-out inspection report taken in 2023. I've been contacting them back and forth about this matter. They insisted that the damages were caused by me and my roommate, even though the inspection dates on the report and the photo timestamps do not even match our move-out dates. The inspection report and the photos were all taken a year before we lived here. This is a clear scam. AVOID THIS PLACE. You deserve 0 star.

Edit:

Emailing and calling the leasing and billing department at least twice a day for two weeks -> 0 response/“the charges are accurate”

Leaving 1 star review on google -> immediate response and charges removed within less than 24 hours

I recently had the pleasure of touring Domain College Park and I wanted to share my positive experience. From start to finish, the tour exceeded my expectations, leaving me genuinely impressed with the property.

The attention to detail in the design and layout of the apartment showcased a commitment to creating a comfortable and stylish living space. The amenities provided were not only modern but also well-maintained, reflecting a high standard of quality.

What stood out the most, however, was the professionalism and courtesy Tynelle, and Seth who guided me through the self-guiled your process. Their knowledge about the features of the apartment, as well as the surrounding community, was thorough and informative. They patiently answered all my questions, making the entire experience enjoyable and stress-free.

Additionally, the seamless booking process and timely communication further demonstrated the efficiency of your management team.

Overall, my apartment tour left a lasting positive impression, and I am seriously considering making it my new home.

If I could give it 0 stars, I would. Since the new management team was hired, I cannot remember a time where everything in the building was working as it should. The fire alarms go off for hours for no reason, the elevators are always broken, the garage door is broken, some of the keypads to enter the building are broken, and the only printer in the building is broken. These things are all happening simultaneously, and while rent prices continue to increase, they never provide any compensation for everything being broken. The worst part is that they never have an answer for anything regarding the things that are broken, and they never address it when it breaks. They always say "it's not our fault, we're waiting for our supplier for parts" and never take accountability for things being consistently broken. They also never tell you it's broken in a timely manner. They just slap a paper on it that says it's broken, and then a week later they'll tell you that it's broken, it's not their fault, and that they don't have an estimated time for repair. The main elevator has been broken since Thanksgiving, and we haven't received an update for when it will be fixed. They also write their own reviews, and they have actually taken down and deleted multiple reviews from people who are saying the same things that I am. If anyone is thinking of renting here, please stay away and spend your money elsewhere. Ignore the many positive reviews as the experience was fantastic when the old management was here, but the new management ruined it and has posted fake reviews. You can stay somewhere just as nice that has everything properly working for a fraction of the rent. Stay away from this place unless new management comes in.

I unfortunately cannot rate more than 1 star until I can be assured that the safety and comfort of residents is UDR’s priority. It is a shame, because I love the location and the interior of the building. My unit is very nice. Day-to-day maintenance and office staff are very kind and responsive. But the experiences we have had with the critical facilities and safety equipment here have me concerned. In the past 60 days we have had 3 false fire alarms, one of them in the middle of the night and two of them exceeding FOUR HOURS in duration. The purpose of the alarm is to protect. With the confusion and malfunction of the system, I and many other residents no longer feel safe. Inconsistent and contradictory explanations for why the system is having problems leads us to believe that the problem isn’t being handled fully. In an environment that is supposed to be quiet and inhabitable, especially for students studying for final exams and their work, ear piercing false alarms are not acceptable. We have no reason to believe that there will ever be a long-lasting solution due to the history of issues with elevators and gates, that get “repaired” and then immediately break again. In the rare email correspondence, residents are sometimes blamed for malfunctions, ones that less frequently occur at other properties. It is clear that corners are being cut when it comes to investing the enormous rental income into the critical facilities of this building, and over the past year or so, it’s started to deteriorate. Common areas are in worse condition, walls are scuffed and need painting and patching, doors are peeling paint, lights are out inside and out. I would normally be hesitant to post a scathing review but all of these issues are at the expense of residents who are shelling out tens of thousands of their dollars a year in exchange for a quiet and upscale place to live. It’s not reflecting that anymore. Please improve.

I've lived here for a little over a year and I've genuinely enjoyed it. I lived on the 4th floor, and I never heard any of my neighbors. There is some hallway noise that carries in, but I didn't experience anything more than people talking as they walk down the hallway. But no noise was loud or disruptive. Maintenance was responsive, and the management was responsive to any questions we had as well.

We are only leaving because we need to move for a job, but otherwise I would choose to continue to live here. I will say I found it to be one of the most expensive rentals in the area, I would say based on my experience, it was worth it. Plus we had a view of the Football stadium, soccer stadium, and could watch as people tailgate for games. This place was perfect for what we were looking for (quiet during night time, quiet neighbors, walkable distance to classes, etc.).

The elevator is always broken and for the past 5 months that I’ve been here, they still were not able to repair them. Also, the building has been having problems with the fire alarms, which the Management team has not been able to stop for hours because in their words: “firefighter representatives were unable to silence the alarm, so the onsite service team is LEGALLY prohibited from silencing the alarm system until a set of protocols have been followed.” Mind that this happened 3 times already.

Also, besides some of the management team is very helpful and polite, I can’t say the same thing for all of them since some of their staff (I’m not mentioning names) will talk to you in a very disrespectful and condescending way, that every time I need to talk to management and she answers, I immediately hang up and wait for the other staff to come.

For what you are paying, it doesn’t match the quality of service and the inconvenience this apartment experiences.

The Domain’s PREDATORY leasing practices have left a bad taste in my mouth. The move-out process is surreptitious and misleading, and the billing department is decidedly unhelpful.
I was deliberately misled to believe I had had a move-out inspection well before my move-out date, and the entirely useless concierge staff did not mention that a second walk-through would take place on the following business day, after I had moved out, and would be the basis of my final account charges.
I was charged $120 for carpet cleaning, and $350 for a new stove top, and refused the return of my $250 deposit.
Following over twelve emails (several of which were blatantly ignored) to the Billing Department, I learned the original stove top had been installed in May 2021 (I moved into the unit in June 2021). I was billed for the entire replacement after two years of normal use, despite the stove top showing no severe damage. As for the carpet, despite using a professional carpet cleaner to clean the approximately eighty square feet of carpet thoroughly, I was charged.
Outside of my move-out and the agonizingly frustrating exchanges with the Billing Department, my experience at the Domain was NOT worth the price of a luxury apartment (I was charged $2,000 per month for rent, on top of utilities and trash).
The fright elevator and the service garage entrance were constantly out of service throughout the two years I lived at this location. Maintenance was unable to solve an on-unit bathroom ventilation switch over the entirety of my lease, despite repeated requests for service. The solution was to disconnect the ventilation fan, allowing humidity to build up in the bathroom/closet/laundry area. This, added to the extra charges for storage lockers and parking spaces, made the Domain an apartment complex I would not recommend to any of my friends or family.
